Robinsons' next job: condo lofts
After the upscale Fifth Avenue Place condo units in Fort Bonifacio Global City, Philippines sold like hot cakes among U.S. Filipinos, the roadshow team of Robinsons Land Corporation (RLC), one of the Philippines' top property developers, is back with a 43-storey “all-loft” residential condo called McKinley Park Residences, also located at the heart of the most modern and skillfully planned business district in the country today, the Global City.
Situated within the vicinity of major healthcare, commercial, residential, institutional and service establishments, McKinley Park Residences (MPR) is just a stroll away from world-class St. Lukes Medical Center, Jollibee/Bonifacio Stopover, Market Market, Pricesmart, and host of International Schools.
It is also minutes away from either C-5 Road , EDSA, and the Makati and Ortigas Central business districts.
“McKinley is Robinsons' response to the clamor of Filipino-Americans, many of them baby boomers who plan to retire in the Philippines, that they want to live in a condo where medical or health care is very near,” said Danilo E. Ignacio, RLC general manager and head of Robinsons' U.S. roadshow team, which also included Malou Serna, sales and marketing director; and Bobit Pablo, international marketing manager.
Home sweet home
“They are also convinced that they can maximize their retirement pay more by investing it in the Philippines , which many of them still consider home,” Ignacio said. “By next year, our target are the Filipinos in Europe .”
Unveiled only last month, U.S.-based Filipinos already bought dozens of units of MPR, with the remainder of its 350 lofts expected to be sold out by the end of the year.
Robinsons altered its product mix for the MPR for the traditional box-like units to loft- style units and tapped architectural firm ASYA Design Partner and its principal Albert Yu, one oft the Philippines ' 10 most outstanding architects today, to conceptualize an innovative design for MPR.
Working with the combination of space and functionality, each loft unit is envisioned to bring out the same homey ambiance that most residents are accustomed to.
The “all-loft” concept integrates privacy in condominium living as the dining, living and kitchen areas are located on the first level, while the master bedroom is elevated to the second level providing an intimate sanctuary.
Anticipating the needs of senior family members, a bedroom is also provided on the first level for all the two- and three-bedroom units. Yet another appeal comes from MPR's architectural features: high ceilings, open space, extended glass windows letting in lots of natural light and skylights.
In addition, MPR provides fine amenities such as function rooms, a fitness center overlooking a lap pool, landscaped gardens, a children's activity area, and jogging paths, located in neighborhood offering numerous restaurants, shops, cafes, boutiques and salons.
Despite the country's political situation, Ignacio said this is the perfect time to buy real estate and invest in the Philippines .
“The Philippine has been experiencing political problems for many years and, at the end of the day, the country and its people continue to survive,” he explained. “Principally, you have to believe in the country. And I will not be in this kind of industry if I don't believe in our country.”
“If you buy real estate in the Philippines , you are actually helping the country,” Ignacio also said, “not only in terms of money remittance but also in creating hundreds of jobs for Filipinos.”
“And Fil-Ams, now is the best time to buy because the foreign exchange are works in favor of Filipinos in America ,” he pointed out.
Ready for occupancy in 2009, McKinley Park Residences are available in quality-affordable one-, two-, and three-bedroom loft type units. The units could go as low as P2.52M (about $45,800) for 1BR, P4.5M ($81,800) for 2BR and P6.5M ($118,000) for 3BR.
The attractive payment schemes allows affordable monthly payments for as low as P24,700 ($450) giving clients more budgetary room and peace of mind.
Robinsons is backed by the strength of the JG Summit Group, a leading Philippine business conglomerate, and has a solid reputation for completing projects on time and on specifications, meeting all expectations of buyers.
